Guild House is part of the Electra and Guild House development, comprised of two separate buildings, based in Swindon. It is the latest residential addition to Swindon as a direct result of the continued demand from investors and home-owners alike looking to purchase apartments in the ever-expanding town centre. Guild House is arranged on ground and four upper floors to provide 67 apartments.
MCR Homes was delighted to turn the disused office space into much needed homes as well as being awarded with the LABC award for ‘Best Flat Conversion of 2017’ for our work on Electra and Guild House; a contemporary development that boasts modern interior layouts in all of its Studio, One and Two-Bedroom apartments.
The Electra and Guild investment projection is very strong, both in terms of yields and capital growth – the town centre continues to expand through inward investment, new infrastructure and a growing commuter population.
In recent years, Swindon has been named the ‘Silicon Valley of the UK’ as a result of international tech corporations like Amazon, Microsoft, Dell and Panasonic choosing to open-up offices in close proximity to the town on the ‘M4 corridor’; a sign of significant investment in the region on behalf of these large multi-national corporations.
Swindon is situated between Junctions 15 and 16 of the M4 Motorway and is served by regular rail services to London and the south-west. Guild House is within walking distance of Swindon Railway Station, where the town will benefit from the improved high-speed rail system that will take commuters from Swindon to London Paddington Station in under 45 minutes by 2018. The investment of £15.9 billion in the super-fast rail system project will bring an extra 1.5 million people within a 45-minute commute of central London, in the process of this project, it can be speculated that house prices will be pushed up almost all the way along the line.
